Operator Program Qualifications

Candidates for Operating Partner opportunities must demonstrate a solid track record of performance and a commitment to lodging excellence. This will be demonstrated by a review of quality assurance scores, guest service measurements, profit, personnel development, sales, preventative maintenance, expense control, accounts receivable management, and mystery shop call performance. The candidate's ability to excel in these critical areas is essential to their success in the Operating Partner Program.

Quality Assurance
Only General Mangers who demonstrate a consistent record of producing a rating of "A" or its numerical equivalent score will be considered for the Operating Partner Program. Scores from existing Generation properties or other previously managed properties by the GM will be considered. A review of past and present Quality Assurance and Property Inspection Reports will be conducted.

Guest Service
A General Manager must submit evidence of quality guest service. This can be achieved through comment cards or guest reference letters. A GM must not have any substantiated material lapses in guest service delivery.

Profit Performance and Expense Control
Acceptable profit performance and expense control must be demonstrated through property financial statements. If the property is outside of Generation management, a letter of achievement or other type of recognition from a previous employer must be submitted.

Team Motivation
A successful Operation Partner candidate must exhibit positive team building and motivational strengths as evidenced by and of the following: past turnover rates, reward and recognition programs, employee meetings, associate reference letters, past team celebrations, etc.

Preventative Maintenance
A successful Operating Partner candidate will have consistently met their monthly/quarterly preventative maintenance goals. Goals will be set by The Generation Companies according to our brand standards.

Sales and Business Development
Weekly/Monthly sales call quotas must be met. This will be determined by submitting sales call reports. Act database reports, etc. The quality of sales calls will be measured by the number of accounts the property of the applying GM "owns". Such factors as repeat business and documented guest loyalty are part of this determination.

Mystery Shop Scores
Operating Partner Candidates must consistently demonstrate exceptional Mystery Shop Scores of at least 80%. Prior shop call analysis reports will be reviewed for consistency.

Accounts Receivable - Direct bill accounts must consistently be less than 45 days old. Operating Partner candidates must demonstrate the ability to proactively collect outstanding balances. This will be evidenced by reviewing aging reports, A/R files, and account history.

*Candidates outside The Generation Companies will be evaluated using the above criteria on an individual basis. Letters of reference will be required during the initial application process. If the Section Team cannot recommend an outside candidate for the Operating Partner Program, the candidate may be required to work as General Manager for 6-9 months before reapplying to the program.
